job detailsThis boutique family-owned residential developer/builder have an established track record of delivering a diverse range of luxury duplex style apartments, and low rise multi-residential apartment projects in the Eastern Suburbs for over 10 years. It is through their results orientated approach that they are seeking an experienced Project Manager to join their Sydney team. The company currently have two live projects that are nearing completion at the end of the year and two brand new projects that you will be responsible for managing that they are about to start demolition on, that will begin construction in Q1. These involve new build construction of 3 whole level apartments, and a luxury duplex in the Eastern Suburbs.
They currently have 17 full time employees and are very much a close-knit team who help eachother out, so you must have a good attitude and want to be 'part of the family' and happy to 'wear a few hats'. If you have a 'not my job' mentality unfortunately this will not fit in well with the existing team as they have a collaborative team culture that they are very proud of, and would love you to be part of.
Duties & Responsibilities:
- Involved early on in the delivery process, you will be responsible for client interaction whilst working closely with your team to meet the clients expectations
- Create and manage construction programs using MS Projects
- Manage a team and coordinate works with a Contract Administrator and Site Managers on site, to ensure timely project delivery and a quality product is produced
- Responsible for the proactive project management of a range of projects across multiple asset classes, ensuring successful delivery and on time completion.
- Deliver projects to specification and ensure work is within quality parameters and approved budgets.
- Project planning, scheduling, cost control, budgeting and delivery (Accounts team use XERO)
- Overseeing pre-contract tender programs.
- Monitoring progress and keeping in close contact with members of the site team at all times.
- Liaising with all consultants including architects, engineers, surveyors and planners.
- Ensure that work complies with building regulations as well as other legal requirements and be fully conversant with new Australian building legislation within Class 2 and Class 7 buildings.
- Ensure that the deadlines for completing work are met as per the programme.
- Manage the WH&S requirements for each project under the relevant legislation and systems
- Coordinate and manage the handover of each project including defects and settlements management
- You will be responsible for supporting, mentoring and coaching your more junior staff.
What you'll need
- Minimum 5+ years experience at ideally a luxury residential developer/builder
- Trade or tertiary qualification in Building, Construction or Engineering
- Experience as a Project Manager working on projects $10m+, preferably in the 'Luxury Residential Apartments' sector, not the 'Volume Houses' sector
- Extensive experience managing design consultants
- Superior ability to plan, manage and deliver projects to a high standard
- Strong communication skills and ability build rapport quickly
- Transferable negotiation and decision-making abilities & techniques
- Strong experience with 'back end' approvals (PC, OC, Registration).
- You must be a Permanent Resident or Australian Citizen to be considered for this position.
