The Role
With an already established portfolio, predominantly based in the Western Suburbs of Adelaide, you will bring experience, knowledge and a passion for Property Management with you as you hit the ground running. As a driven individual, you will have full responsibility of your portfolio and work to ensure you exceed our client expectations at all times. You will be supported and overseen by the current property manager and with no out of hours calls.Responsibilities include but are not limited to:
- Managing your portfolio professionally and efficiently;
- Receiving and managing new listing enquiries;
- Completing and scripting for property listings including re-listing properties;
- Keeping up to date with current rental market values, ensuring rents are reviewed appropriately and in line with RTA legislation;
- Completing tenancy agreements;
- Bond lodgements & managing bond refunds;
- Processing tenancy applications & preparing key handover for successful tenants;
- Conducting open inspections;
- Conducting/completing in-going inspection reports;
- Identifying and processing lease renewals;
- Managing exits/break leases;
- Processing and paying bills;
- Tenant receipts;
- Managing rental arrears;
- Receiving, logging & follow up on maintenance requests;
- Effectively handle and manage tenancy disputes.
To Be Successful
You must have experience in a similar position and be fully licensed.Skills & attributes required, but are not limited to:
- High attention to detail;
- Exceptional communication skills & a friendly, professional approach;
- Proven skills in problem solving, negotiation & conflict resolution;
- High-level organisational skills and the ability to multitask;
- Self-motivated and target driven;
- Proven sales skills;
- Good computer skills including the MS Office suite;
- Experience with current Property Management software;
- Motor vehicle & current unrestricted licence.
